From personal experience, we can say that Chuck Jansen is the real estate agent you want to sell your home!  My husband and I were selling our home in Olathe, and were wanting to put as much money in our pocket as we could to use as a down payment on our next home.  We believed the best way to do this was to sell by owner, so we listed our house for sale by owner for about 8 weeks.  Through that time we had a few people show interest and even received an offer on our house, but it was far less than we hoped to get.  Chuck saw our listing and called us asking for an opportunity to talk to us about listing our home with him.  My husband was very leery to list with an agent because he felt it consumed so much of the interest in the home.  Nevertheless, we needed to sell so that we could move before the next school year started, so we decided to met with Chuck.  He was very respectful and professional and explained the services and support he could offer to help us sell our home.  He asked us several questions to understand our situation, the timeframe that we needed to sell by, and the money we hoped to make from our home.  He was always respectful in listening to our desires, and provided experienced consultation to help guide in our decisions.  We decided to list our house with Chuck and took his guidance on a listing price that was about $5,000 - $10,000 above what we expected to get.  Chuck believed the price was right with the market so we trusted his judgment.  Our house sold within 2 weeks for nearly the asking price!  We ended up making more on our home than we had planned to make if we sold it by owner, not to mention all the time and stress we saved by having an experienced agent working for us.   Through the selling and closing process, Chuck followed through on every detail as he had explained to us from the beginning.  He worked very hard for us to get us the most money and he had the systems and people to back him up.  We truly believe our home sold faster and for more money because Chuck was working hard for us and we would recommend him to anyone looking for a professional and experienced real estate agent who will be fair and honest through the process.

Chuck Jansen was the listing agent for our home in Overland Park, KS.
This was a very tough time to sell a house.  The couple who showed interest in our house had their own house to sell before they could buy ours.  Chuck was able to put a deal together where we purchased their house, and they in turn then purchased ours. 
 
To say that this was juggling act is an understatement.  Chuck worked this deal very hard and nonstop until he made it happen.  The other party waivered on several occasions, but Chuck was able to keep them on board, and even enlisted the banker for Cap Fed to encourage them to press on with the purchase of my house when they were thinking of walking away from the deal.
 
During the home inspections, Chuck was very adroit at keeping both parties happy before closing, which took a lot of work.
 
The house that I purchased was then sold by Chuck in less than two weeks.  The listing agent for that buyer was very difficult to work with.  Due to the final selling price, Chuck insisted that the buyer’s inspection would be FYI only, and that we would not be responsible for any further repairs on that house, beyond what we had already done.  This was acceptable to the buyer and her agent, and that deal was done.
 
I have found Chuck to be the consummate realtor.  I have built, bought, and sold a number of houses, and this was the most difficult deal that I have been involved with.  Chuck is a master at market analysis and can get a house sold in a very tough market.  He is honest and dependable, and always had our interests in the forefront.
 
To anyone looking to buy or sell a home, I strongly recommend that you consider Chuck Jansen as your listing agent.

I wanted to drop you a note to tell you how happy I am with how the sale of my home went. My father used to tell me realtors were a waste of time and really didn’t deserve the commissions they earned. I think his impression was that realtors just stick a sign in your front yard and “ the buyers will come”. Well, I’ll be glad to tell him how wrong he was all those years because you certainly “earned” your commission on the sale of my house. The process started about 9 months ago when I called and told you of my plans to sell in late spring/early summer. You were “right on it”. You and your team almost immediate assessed my house and gave me options on approaches to selling. I decided to upgrade in many areas which would take some time. Had you not made your early assessment, we wouldn’t have had the time necessary to get ready for market when we did. One of your most valuable resources are the contractors/vendors you have at your disposal to renovate whatever needs work. I couldn’t have been happier with your contractors and their reasonable prices. You truly have assembled a professional team.
 
I know we had the luck of the market (low supply, etc.) but in our case, you helped “make our luck”. We were prepared. I’ve told many people already that I almost begged you to lower our initial asking price because I didn’t want to sit on my house for months and months. You convinced me to trust you and that if the house didn’t generate offers, we would be pro-active and re-price accordingly. In any case, you were right and to get a “full price offer” was something I never expected.
 
This relationship has been tricky because you are a good friend, and sometimes mixing friendship and business is tough. You proved to be the consummate professional during the entire process.
 
I thank you again and can’t wait to refer you to any and all of my friends that are looking for a realtor in the future.
